Apply a traceable method
Keep the historical result and the present-day opinion separate. First document the sale itself, then describe the matching scope, exclusions, and date range behind any fair-price range.
A sale price is a historical fact about one deal
The registered amount belongs to the property and date on that record. It can be strong evidence when the new subject is genuinely similar, but it does not automatically carry across floors, views, fit-out, or delivery stage.
The unit rate helps normalise size, yet it still needs property context. A rate without the sale type, bedroom mix, and matching scope is easy to over-read.
A fair-price range is a documented comparison
A practical report starts from the closest sales and widens only when the sample is not enough. It should tell the client whether the support came from the same building, project, area, or a broader fallback.
The result is an opinion derived from the chosen evidence. The honest output is a range with the evidence behind it, not a single number presented as certainty.
Use the right phrase with the client
Say 'this sale registered at' when you are describing the record. Say 'the evidence supports a range' when you are describing a GetVerdict price opinion.
