Statement of independence
GetVerdict aggregates and analyses public records published by the Dubai Land Department (DLD). GetVerdict is an independent service. We are not affiliated with, endorsed by, sponsored by, or operating on behalf of the Dubai Land Department, the Government of Dubai, or any other public authority of the United Arab Emirates.
Any opinion, score, classification, or commentary produced by the Service originates with GetVerdict and not with DLD. References to DLD throughout the Service identify the source of the underlying transaction records and nothing more.
Sources
We rely on the publicly accessible deed registry exposed by DLD and Dubai Pulse. The following resources document the data and its publication terms:
- dubailand.gov.ae — the official portal of the Dubai Land Department.
- dubaipulse.gov.ae — the Government of Dubai open-data portal that distributes the DLD transactions feed.
- dld_transactions-open — the specific dataset GetVerdict mirrors nightly.
Rights in the underlying data sit with DLD and the Government of Dubai. GetVerdict does not claim ownership of the raw transaction records.
Refresh cadence
Our mirror runs once per day, scheduled at 06:00 GST. The As of stamp shown on the home page and on the methodology page reports the most recent successful refresh. If the upstream feed is delayed or fails to publish, that stamp will lag — read it as a freshness signal, not a guaranteed time.
Transactions are typically published by DLD with a lag of several days after the deed is registered. GetVerdict has no influence over that lag.
Coverage and limitations
What is included
- Sales deeds. We restrict the dataset to arms-length sales transactions for fair-price aggregation.
- Both resale and off-plan. The mix is surfaced explicitly per area; we do not blend them silently.
- All Dubai districts in the published feed with at least one valid sales deed in the last twelve months.
What is excluded
- Mortgages and gifts are filtered out of price aggregations because they do not reflect arms-length pricing.
- Listings, asking prices, and portal data. We do not ingest data from property portals or brokerages.
- Interior condition, view, floor. These attributes are not present in the registry and cannot influence the algorithm.
- Bespoke or trophy units. Where comparables are thin, the Service reports a wide band, downgrades confidence, and labels the brief accordingly.
- Pre-handover assignments that have not yet reached DLD registration.
Accuracy
The Service mirrors DLD records faithfully but cannot improve on their underlying accuracy. Errors, omissions, or revisions in the public feed flow through to the Service. GetVerdict does not warrant that the data, the derived statistics, or any opinion produced by the Service is exhaustive, current, or fit for any specific purpose.
The methodology — sources, formulas, time windows, filters — is documented in full on the methodology page. If a verdict or trend reading looks off, that page is the right place to start challenging it.
Correction requests
GetVerdict cannot correct the upstream DLD record. If you believe a published deed is inaccurate, contact the Dubai Land Department directly. If you believe GetVerdict has misclassified or misrepresented a record, write to [email protected] with the transaction identifier and we will review.
