Dubai Land Department attribution

GetVerdict aggregates and analyses public records published by the Dubai Land Department (DLD). GetVerdict is an independent service. We are not affiliated with, endorsed by, sponsored by, or operating on behalf of the Dubai Land Department, the Government of Dubai, or any other public authority of the United Arab Emirates.

Any opinion, score, classification, or commentary produced by the Service originates with GetVerdict and not with DLD. References to DLD throughout the Service identify the source of the underlying transaction records and nothing more.

We use public real-estate records published by DLD. Current automated updates are collected through the Data Dubai production API, while historical coverage also includes DLD exports distributed through Dubai Pulse. These public resources document the publisher and historical channel:

• DLD Real Estate Data — the Dubai Land Department's public real-estate data portal.
• Dubai Pulse historical transactions — a government open-data channel used for earlier transaction coverage.

Rights in the underlying data sit with DLD and the Government of Dubai. GetVerdict does not claim ownership of the raw transaction records.

GetVerdict checks the public source on a regular schedule. GetVerdict's current Sales through date is 03 Sept 2026. It is the latest registered sale available to this server-rendered page. The methodology page explains how that freshness stamp is used.

A scheduled check does not mean the public source has published a newer record. The Sales through date changes only when a newer registered sale is available.

What is included

• Sales transactions. We restrict the dataset to arms-length sales transactions for fair-price aggregation.
• Both resale and off-plan. The mix is surfaced explicitly per area; we do not blend them silently.
• All Dubai districts in the published feed with at least one valid sale in the last twelve months.

What is excluded

• Mortgages and gifts are filtered out of price aggregations because they do not reflect arms-length pricing.
• Listings, asking prices, and portal data. We do not ingest data from property portals or brokerages.
• Interior condition, view, floor. These attributes are not present in the registry and cannot influence the algorithm.
• Bespoke or trophy units. Where similar sales are thin, the Service reports a wide band, downgrades confidence, and labels the brief accordingly.
• Pre-handover assignments that have not yet reached DLD registration.

The Service mirrors DLD records faithfully but cannot improve on their underlying accuracy. Errors, omissions, or revisions in the public feed flow through to the Service. GetVerdict does not warrant that the data, the derived statistics, or any opinion produced by the Service is exhaustive, current, or fit for any specific purpose.

The methodology — sources, formulas, time windows, filters — is documented in full on the methodology page. If a verdict or trend reading looks off, that page is the right place to start challenging it.
