How GetVerdict reads public records
The data source is public DLD real-estate records. GetVerdict is independent from DLD and adds its own matching and presentation logic; it does not claim that its opinions are official valuations.

Sales, rents, and valuations are different records
A registered sale records a completed transaction and can support a price comparison. A registered rental contract can support rental context when it matches the property check.
A valuation record is not a completed sale. GetVerdict does not substitute a valuation or a rental contract for sale evidence in a fair-price opinion.
Why registered sales differ from asking prices
An asking price is what a seller or agent is requesting. A registered sale is what was recorded after a transaction completed. They can differ materially, which is why GetVerdict treats an entered ask as the subject to test, not as market evidence.
Coverage and freshness
A public source can publish or revise records after an event date. The Sales through date is the latest registered sale currently available to GetVerdict, not a claim that every transaction in Dubai has already appeared.
