How gross yield is calculated

Gross rental yield equals the matched annual rent divided by the selected property price, expressed as a percentage. The report shows rental evidence only for its own matched scope and sample window.

When rental evidence appears

Rental contracts are matched at the strongest reliable building, project, or area level. The report labels the match level and sample instead of implying every contract came from the same tower.

If there is no reliable contract sample, GetVerdict withholds the rent and yield output rather than showing a weak estimate.

New, renewed, and future-start contracts

The rental section separates new contracts from renewed contracts where the registered classification is available. The split helps show whether the observed sample is mostly new lettings or renewals.

A contract can be registered before its tenancy starts. When the latest visible contract begins in the future, the report labels it as a future commencement date rather than presenting it as current occupancy.

Gross is not net yield

Gross yield does not deduct service charges, financing, vacancy, repairs, management, taxes, or other ownership costs. It is a comparable starting point, not a net-investment return or a guaranteed outcome.
