Why the split matters
Off-plan registrations can reflect construction stage, payment plans, and future delivery. Resale records describe existing-property transactions. Both are registered sales, but they are not automatically interchangeable evidence.

Separate market aggregates
The registered counts shown here are split by source registration type. They are not combined into a single price or volume claim.
Where the current snapshot has a usable unit-rate aggregate, it is also shown separately for resale and off-plan rather than silently averaged together.
What an individual price check does
A price check first seeks the closest relevant sales for the selected property. If a result must widen beyond the preferred market or location scope, the verdict explains that fallback.
A broad area comparison is useful context. It should not be read as proof that an off-plan unit and a completed resale unit are equivalent.
Use the registration label, not an assumption
Project names, marketing language, and launch timing are not enough to classify a sale. GetVerdict uses the registration type carried by the public record and keeps the limitation visible when a record is incomplete.
