What these market figures mean
Published figures on this page come from registered sales in the current public snapshot. They describe recorded market activity, not advertised listing asks, future forecasts, or a single citywide price for every unit.

Total price and unit rate answer different questions
Total price is what a particular unit registered for. Price per square metre helps compare units of different sizes. A price check presents both for the subject property so they are not confused with one another.
The market aggregates below are shown only when the current sales snapshot supports them. For an individual unit, the selected similar sales matter more than a citywide average.
Movement and area comparison
The Trends page uses a rolling 12-month registered-sales window to compare active areas. It keeps the underlying sample size visible so a movement is not read as meaningful when evidence is thin.
Area context can orient a conversation, but it does not replace same-project or same-building evidence when those sales are available.
Resale and off-plan stay distinct
Existing-property resale and off-plan registrations can reflect different timing, delivery, and buyer conditions. GetVerdict keeps their counts and price evidence separate wherever the source supports it.
