What a price check uses
A report starts with the strongest available match: the same building or project where reliable records exist, then area and wider-market evidence only when needed. The result labels that scope instead of treating broad evidence as tower-level evidence.

Fair-price estimate
The estimate is a market opinion, not a regulated valuation or bank appraisal. It is based on the selected similar sales and the subject property's recorded size.
An asking price can be entered for comparison, but it does not become evidence. Registered sale prices are the evidence behind the fair-price range.
Similar sales and recency
The report ranks completed sales by match quality. Same building, project, property type, bedroom count, size, and recency can all strengthen the result.
When reliable recent sales are thin, GetVerdict widens the matching scope and says so. It does not create a precise estimate from an insufficient sample.
Rental evidence and confidence
Registered rental contracts appear only when the property check finds an appropriate match. A missing rental section means the report does not have enough reliable contract evidence to show a figure.
Confidence describes the quality and relevance of the selected sales evidence, not a promise that a property will sell at a particular price.
