It is generated by a deterministic algorithm operating on records available at the time of the query.
The opinion is not personalised advice and does not take into account circumstances specific to your transaction such as financing terms, contractual contingencies, counterparty risk, condition, view, fit-out, or any factor that does not appear in the public deed registry.
Not an official appraisal
A GetVerdict brief is not:
- A regulated property valuation.

- A bank-accepted valuation for the purposes of a mortgage application or loan-to-value assessment.

Every figure on the Service is reproducible from the inputs and the documented methodology. If a result looks wrong, the right step is to challenge the underlying comparables, time window, filters, or assumptions — all of which are described in full on the methodology page. The fair-price algorithm is deterministic; the same inputs produce the same outputs.
