Apply a traceable method

Rank records by relevance, not by convenience. Use the closest reliable location and property facts first, then document every compromise when the local sample is thin.

Keep the market type intact

Separate existing-property resales from off-plan registrations at the start. They can be influenced by delivery timing, payment plans, and buyer expectations that do not belong in the same direct comparison.

If the evidence must cross that boundary, label the fallback and lower the confidence of the conclusion rather than disguising the mix in one average.

Use the property facts that change value

Building or project, unit type, bedrooms, size, and sale date are practical filters. A close match on several dimensions is generally more useful than a long list selected on area name alone.

Remove records with missing or conflicting fields instead of repairing them with a guess. A smaller transparent set is stronger than a larger mixed set.

Let recency and sample size work together

Recent sales reflect the dated record window available to the report, while a few older close matches can explain a property that rarely trades. The report should show both the date range and the number of records used.

Do not treat a thin sample as a precise signal. Say whether the selection is direct, widened, or insufficient for a fair-price opinion.
