How to compare Dubai price per sq ft

Price per square foot makes differently sized properties easier to compare, but it only works when the size basis, market type, time window, and property mix are made explicit.

How to use the evidence

Apply a traceable method

Use a recorded total amount and recorded size from the same sale, convert units consistently, and compare like with like. Treat a broad area rate as context rather than a target price for every unit.

Use one size basis consistently

Check whether the source reports square metres or square feet before comparing rates. GetVerdict records source rates in square metres, so a square-foot figure should state that it is a conversion rather than a separate source value.

Do not mix built-up, internal, plot, or unverified marketing areas. A clean calculation with the wrong size basis is still misleading.

Pair the rate with the total amount

A unit rate is useful for normalising size, while the total amount remains the actual registered figure for the transaction. Show both so a large unit does not look directly interchangeable with a small one.

Where a rate is missing or implausible, exclude it from a rate comparison. Do not derive a substitute from an unrelated average.

Use complete periods for market context

A partial source month can change as more registrations arrive. When giving a monthly area illustration, choose the latest completed month and label its transaction count.

A client report should still prefer its selected comparable sales over a neighbourhood average. The average is a check on context, not a replacement for matching.
